We strive to provide a high-quality living experience to our residents. Unlimited RE makes the decision of residency approval based on the following guidelines, your application responses, and the results of the information received while processing your application while adhering to fair housing practices.
Unlimited RE requires applicants to view the property either in person or through a virtual walkthrough before applying.
- INCOME:
- Applicants, collectively, must be able to show monthly verified income of at least 2.5 times the monthly rent for the unit being applied for. At least three (3) months at a present job or verifiable permanent former employment. At least one (1) current pay stub or bank statement showing income verification for each applicant.
- If the applicant is a student who does not meet our income requirements will need a co-signer to apply.
- If an applicant is unemployed or retired. Verifiable savings in the amount of 15x the monthly rent will meet the income requirements.
- CREDIT:
- If the applicant has a U.S. social security number, the applicant must have good credit. Credit scores of all applicants are averaged and then evaluated as follows:
- Average Credit 600 or higher – Approved with a security deposit of 1.5 x monthly rent
- Average Credit <600 – Denied
- Applicants with no credit will be assigned a credit score of 550.
- No Co-Signer allowed for previous evictions.
- RENTAL / EVICTION / CRIMINAL / BANKRUPTCY:
- Evictions filed against an applicant in the past 5 years (whether completed or not), lease violations, broken leases, and/or money owed to previous landlords will disqualify your application.
- Criminal felony convictions within the past 5 years will disqualify your application. Criminal felony convictions older than 5 years are evaluated on a case-by-case basis.
- Being registered as a sexual offender will disqualify your application.
- Any current bankruptcy, regardless of type, that has not yet been discharged will automatically disqualify your application.
- OCCUPANCY STANDARDS:
- Co-applicants and any other occupants(s) age eighteen (18) or older must complete the application process and sign the lease to be an authorized occupant in the rental.
- No more than 2 persons per bedroom per rental for safety reasons.
- Guests may not reside in the home longer than seven (7) days.
- New roommates or occupants must be approved by UNLimited RE in writing prior to occupancy.
- PET ACCEPTANCE POLICIES (IN SPECIFIC RENTALS ONLY AND ONLY WITH APPROVAL):
- Pets require a $150 non-refundable pet onboarding fee per property, and monthly pet rent of $35 for one pet, or $55 for two pets per month. This policy can vary from property to property.
- All Applicants must complete a pet screening application at PetScreening.com. An additional application fee for household pets will apply. There is no fee for service animals and emotional support animals, or “no pet” applications.
- APPLICATION FEES:
- The Application Fee is $60.00 per applicant and is non-refundable. Application and fee must be submitted electronically through our website.
- Application screening may include current and previous employment, rental history, credit, eviction/skip search, and criminal background check.
- ACCEPTABLE FORMS OF PAYMENT:
- Payment of the Security Deposit and Rent must be made electronically by ACH through the Tenant Portal on our website unless move-in is to occur less than seven (7) days from the time of application in which case the Security Deposit must be paid by cashier check or money orders. No personal checks or cash.
- The first rental payment will be pro-rated if move-in occurs after the 1st day of the month.

RESIDENT APPLICATION / RENTAL REQUIREMENTS:
- The Unlimited Real Estate Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, the Applicant agrees to be enrolled and to pay the applicable cost of $43.95/month, payable with rent.
- Your RBP may include, subject to property mechanicals or other limitations:

Renters Insurance requirements and options:
The Landlord requires Tenant obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.
To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.
Option 1: Do nothing. Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by Unlimited Real Estate for additional coverage details. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy.
Option 2: Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. Visit http://

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.
- LEASE SIGNING:
- After the application and all necessary documentation have been submitted to Unlimited RE, and the application fee has been processed, the property will be reserved while the application is in process.
- Upon communication of application approval, UNLimited RE will email the lease agreement to the applicant(s) and the applicant(s) will have 24 hours to pay the security deposit AND return the lease signed to reserve the unit until their move-in date. If the applicant(s) fail to do so, UNLimited RE reserves the right to continue marketing the property after the 24-hour period expires and accept applications from other parties. Paying a security deposit without also signing the lease DOES NOT reserve the unit.
